Show the landlord two things. First, proof you can pay the rent every month: a job letter, pay stubs or bank statements. Second, proof you will be a good tenant: a reference from someone who rented to you before, even in another country. In Hamilton, a self-contained unit (an apartment-style unit, or one or two bedrooms in a house) had a median asking rent of $1,800 a month in the twelve months to October 2026, according to our Hamilton market report with monthly rents. That is the number your papers need to cover.
I'm Ana Marin-Suarez. I run operations at Found Spaces Property Management, which manages more than 600 rentals across Hamilton, Burlington and nearby. I screen tenants for landlords every week, in English and Spanish. My view is simple. A clean, organized folder of papers does more for a newcomer than a big pile of cash.
Why a Missing Credit Score Matters Less Than You Think
A credit score is just the bank's record of how you paid bills in Canada. If you arrived last year, you don't have one yet. That is normal.
Ontario's human rights rules let a landlord ask for credit checks, references, rental history and income. They also say having no Canadian credit history should not count against you on its own. A landlord also can't turn you down because of where you come from.
So the question a landlord is really asking is plain: will this person pay, and will they care for the place? You answer that with paper, and you can start gathering it today.
The Folder I Ask Newcomers to Bring
When I help a renter without Canadian credit, I ask for these, scanned into one PDF:
- Your passport and your work permit, study permit or PR card.
- A job letter from your employer. It should show your start date, your pay and that the job is ongoing.
- Your last two or three pay stubs, if you have started work.
- Bank statements for the last three months, from Canada and from home.
- A letter from your last landlord, even if it is in another country, with a phone number or email that works.
- A credit report from your home country, if you can get one, with a short English translation.
One thing I always do: I ask for the job letter on company letterhead, with a manager's name and phone number on it, and then I call that number. Landlords trust a letter they can check, and a five-minute call often settles a file that looked unsure on paper.
If you are a student or not working yet, a guarantor helps a lot. That is a person in Canada with good credit who signs to say they will pay if you can't.
How Much Rent Your Papers Need to Support
The numbers change by home type. In the twelve months to October 2026, a condo apartment in Hamilton had a median asking rent of $1,899 and leased in a median of 12 days, per the Hamilton rent figures in our market report. A self-contained unit leased in a median of 14 days.
Two weeks is not long. Good units go fast, and the renter who sends a complete folder the same day usually gets the first serious look, while the renter who says "I'll send my bank statements later" often loses the place to someone who already did.
These are asking rents, not signed leases. Some deals close a little lower.
What a Landlord Can and Can't Ask You to Pay
This is where newcomers get hurt. Some feel pressure to offer six or twelve months of rent up front.
Under Ontario rules, a landlord can ask for a rent deposit of one month. That deposit goes toward your last month. They can also ask for a key deposit you get back when you return the keys. They can't ask for a damage deposit.
Paying extra months early is legal only if it is truly your idea. My advice is don't lead with it. It ties up money you may need, and a strong folder usually works without it.
You should also get the Ontario Standard Lease. It's a set form most landlords must use. Ontario has versions in other languages, including Spanish, so you can read along. You sign the English or French one.
Why This Matters to Landlords Too
I work both sides. Landlords who own a house or small building in Hamilton often ask me how to screen fairly. My answer is to use the same checklist for every person, and accept proof of income and references in place of a credit score. If you own or are thinking about buying a Hamilton rental property, fair screening keeps you inside the law and fills the unit faster.
And if renting is your first step toward owning, this post on how much down payment a newcomer needs to buy in Hamilton is a good next read.
The takeaway: no Canadian credit is not a dead end in Hamilton. Bring proof of income, a reference and ID in one clean folder, and send it the same day you see the unit.
Questions people ask
Can a Hamilton landlord refuse me just because I have no Canadian credit?
Ontario's human rights rules say a lack of credit history should not be held against you by itself. A landlord can still look at your income, references and rental history. If you feel you were refused unfairly, the Ontario Human Rights Commission explains your rights.
How do I start building Canadian credit after I move?
Many newcomers open a bank account and a secured credit card, a card backed by your own deposit. Pay it in full every month. After several months, a score starts to show.
Do I need a Canadian bank account before I rent?
It helps a lot. Most landlords want rent by e-transfer or pre-authorized payment from a Canadian account. Opening one early also gives you Canadian statements to show.
