We collect information you give us directly through the forms on this site. The type of information depends on what you ask us to help with:

We may also receive limited technical information automatically when you visit the site, such as your approximate region, the pages you view, and the device and browser you use. See the Cookies & tracking section.

• Reply to your inquiry or request and follow up with you.
• Prepare a home valuation or property report based on the address and details you share.
• Send you the guide, playbook, or report you requested and follow up about it.
• Contact you about real estate opportunities, recruiting, or events that match your interests.
• Send occasional email marketing where you have agreed to receive it. You can unsubscribe at any time (see Email marketing).
• Run and improve the site, understand what is working, and keep our records accurate.

The information you submit is stored in our cloud database, which we use to run the site and our services. We keep that data only as long as we need it for the relationship or request you started.

When you contact us through an agent referral link, your lead is attributed to that agent and may be synced to our team portal (team.foundspacesrealty.ca) so the right person can follow up with you.

We use a few third-party tools that set cookies or similar trackers to understand how the site is used and measure the results of our marketing:

• Google Analytics — helps us see which pages are popular and how visitors find the site, in aggregate.
• Meta Pixel and Conversions API — measure how our ads perform and let us show ads for homes and updates to people who visited this site. Besides the pixel in your browser, our own systems send Meta the same page and enquiry events, with your email or phone number hashed (scrambled) if you gave one.
• Google Ads — measures enquiries that came from our ads and lets us show ads to people who visited this site.
• Our own visitor record — we note which pages and listings a browser looks at. It stays anonymous unless you chat with us, send a form or open a link from one of our emails; then it is attached to your contact record so the person helping you knows what you have already seen.

We may also use hashed contact details from our own client database to reach people we already work with on Meta and Google. Housing ads never use age, gender, family status or full-postal-code targeting.

You can opt out of the ad pixels on this browser any time: opt out of ad pixels. You can also block or delete cookies through your browser settings; the site keeps working either way.

If you agree to receive marketing emails, we may add you to our mailing list to share relevant opportunities, market updates, and events. Every marketing email we send includes an unsubscribe link, so you can opt out at any time. We do not sell or rent our email lists.

We do not sell your personal information. We share it only as needed to run the site and follow up with you:

• Our team portal (team.foundspacesrealty.ca) so the right agent can respond.
• Analytics and advertising vendors (such as Google and Meta) in aggregate to measure and improve marketing.
• Email infrastructure providers that send messages on our behalf.

We may also disclose information when required by law or to protect our rights or the safety of others.

We keep your information for as long as needed to provide the service you asked for and to follow up on your request. After that, we retain it only as long as needed for record-keeping or as required by law, then delete it or de-identify it.

You can, at any time:

• Ask to see the personal information we hold about you, or correct it.
• Ask us to delete your information, subject to legal or record-keeping obligations.
• Unsubscribe from marketing emails using the link in any email, or on our unsubscribe page.

This site is not directed at children. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted information to us, contact us and we will delete it.
