What Does a First-Home Budget Buy in Grimsby and the Lake Towns Between Hamilton and St. Catharines?

Our market reports do not give Grimsby its own monthly number, so I price it by looking at the two cities on either side. In September 2026, the average house, semi or townhouse sold for $635,227 in St. Catharines (St. Catharines market report, September 2026) and $659,430 in Hamilton (Hamilton market report, September 2026). That range is where I start a first-home search in Grimsby and the lake towns.

There is a second path, too. In St. Catharines, an up-and-down duplex had a median asking price of $529,900 over the last twelve months (St. Catharines duplex, triplex and fourplex prices). That is less than the average single home. You live in one unit. The rent from the other unit helps pay your mortgage.

Why I live in Grimsby myself

I was born in Mexico City. I have worked in real estate since I was nineteen. I chose Grimsby.

My reason is simple. The lake towns sit right between the cities where I work. Hamilton is on one side. St. Catharines, Thorold and Welland are on the other. The QEW runs through the middle, so from my front door I can be at a showing on either side of the lake without it taking my whole day, and on a quiet evening I am still in a small town by the water.

For the families I work with, that middle spot matters. A lot of newcomers get their first job in Hamilton. Then they find the homes closer to the city cost more than they hoped. The lake towns are often where they look next.

My opinion, and I will stand behind it: a first home in the lake towns should be judged on what it costs you each month, never on the price tag alone. A house that costs a little more can still be the cheaper choice if a rented unit pays part of the bill.

What the money buys on each side of the lake towns

Start with the two cities on the edges.

In Hamilton in September 2026, homes took 44 days to sell on average. There were 2,529 homes for sale. Sales were down 27% from a year before, and prices were down 10%. That is a slower market. Buyers have more time to look and more room to ask.

In St. Catharines that same month, homes sold in 33 days on average. There were 843 homes for sale. Prices were up 11% from a year before.

So the two sides are moving in different directions. Hamilton is getting cheaper. St. Catharines is getting more expensive. The lake towns sit between them, and I do not have a Grimsby average to give you. I will not make one up.

What I do instead is simple. For each home we like, I pull a list of homes like it that sold nearby in the last few months. That tells us what it is really worth. A monthly city average can't do that for one street.

The two-unit path, and why it changes your budget

House hacking means you buy a home with two, three or four units. You live in one. You rent out the others.

The rules from CMHC (the agency that insures low down payment mortgages) are different by size:

  • Two units: the same down payment as a regular house. That's 5% on the first $500,000 and 10% on the rest. The bank can count up to 100% of the rent toward what you can afford.
  • Three or four units: at least 10% down. The bank can count up to 50% of the rent, or the rent left after costs.

Here is what that means with real asking prices. These are my own maths, for illustration only. An up-and-down duplex at the St. Catharines median of $529,900 needs 5% of $500,000 ($25,000) plus 10% of the last $29,900 ($2,990). That's $27,990 down.

Now the rent. Over the twelve months to October 21, 2026, a self-contained unit in St. Catharines had a median asking rent of $1,700 a month. Those units took a median of 7 days to lease. In Hamilton, the same kind of unit asked $1,800 and took 14 days. These are asking rents, not signed leases, so I always plan a little lower.

Triplexes in St. Catharines had a median asking price of $679,500. Fourplexes asked $949,450. Those need 10% down, and the bank counts less of the rent. They can work. They just take more cash at the start.

If you are new to Canada and still building credit, read how much down payment a newcomer needs with no Canadian credit. The down payment question comes before the duplex question.

A first home that pays part of its own way

Picture a young couple. They rent an apartment for around $1,800 a month and keep waiting for prices to drop. Then they look at a duplex near the lake instead of a single house. They live upstairs, and the unit downstairs rents for about $1,700. Their mortgage is bigger than their old rent. But once the rent comes in, what they pay each month looks a lot like what they paid before, and now they own the building. That is the whole idea of a house hack, in round numbers.

The catch is the word "legal." The bank will only count rent from a unit the town has approved. Each town in Niagara has its own rules. I check this before we make an offer, every time.

What I watch when there is no Grimsby number

Without a monthly Grimsby average, I watch three things.

First, how long homes sit. If a lake town home has been listed for weeks longer than the 33 days St. Catharines saw in September, the seller may be ready to talk.

Second, whether the second unit is really legal. A kitchen in the basement is not proof. I ask the town.

Third, the rent next door. Before we count on a number, we check what units like it are asking nearby and how fast they rent.

One small thing about how I work. I take listing appointments in Spanish, not only buyer calls. When a family is selling, I sit at the kitchen table and walk through the price in the language they think in. People ask better questions that way. If you want to see how we look at income homes across the region, our Hamilton investment properties page is where we explain it.

Questions people ask

Is Grimsby cheaper than Hamilton for a first home?

Our reports do not track Grimsby on its own, so I can't give you a fair yes or no. Hamilton prices fell 10% in the year to September 2026, which makes it more competitive than it was. I compare each Grimsby home to similar homes that sold nearby instead of guessing from a city average.

Can I buy a duplex in the lake towns as a newcomer?

Yes, many newcomers can. With a two-unit home, the down payment rules are the same as a regular house. Most banks want to see your job, your income papers and where your down payment came from. A short Canadian credit history can still work if the rest of your file is strong.

Do I have to live in the home to use the low down payment?

Yes. The 5% down payment on a two-unit home is for people who live in one of the units. If you plan to rent out every unit and live somewhere else, the bank usually asks for much more money down. Living there is what makes the plan work.
