Live in One Unit, Let the Other Pay: The Rent-to-Own House Hack in Hamilton and Niagara

Rent-to-own a two-unit home, live in one unit and let the other unit's rent help carry the month while your credit catches up. How the combination works in Hamilton and Niagara, and what to check first.

The rent-to-own house hack is two ideas you already know, stacked. You rent-to-own a home with two units. You live in one. The other unit is rented out and that rent helps carry the month. When your credit is ready, you buy the whole home, two units, and you are a landlord from day one of owning.

Here is how it fits together, and the questions to ask before you get excited.

The two ideas on their own

House hacking is buying a 2, 3 or 4 unit home, living in one unit, and letting the rent from the others pay a big part of the mortgage. It is how a lot of first-time buyers in Hamilton and Niagara are getting in, because the down payment on a home you live in is the same as a regular house and a lender can count some of the rent toward what you qualify for.

Rent-to-own is for renters a lender has turned down for fixable reasons. You move in now as a tenant, part of each month builds a credit toward your down payment, and you buy the home in two or three years at a price set today.

Each one solves a different problem. House hacking fixes the monthly payment. Rent-to-own fixes the "not yet."

Stacked

Picture a couple in Hamilton's east end. Decent jobs, one credit hiccup from a few years back, a bank that said "two years."

They did not wait two years. They moved in six weeks.

A rent-to-own partner bought a home with a main-floor unit and a legal basement unit. The couple moved into the main floor as tenant-buyers. The basement was rented to someone else. That rent went toward the month, so the payment that was partly building their down payment was being carried in part by a tenant.

Two years later their credit was where a lender wanted it. They bought the home. Both units. The basement tenant stayed. On the first day they owned it, they were already house hacking.

That is the shape of it. The numbers depend on the home, the area and the agreement, and nobody should promise you a figure before those three things are known.

What has to be true for it to work

The partner has to be willing. Not every rent-to-own company will structure a deal on a multi-unit home. Ask before anything else. The partners we work with look at two-to-four unit homes case by case. Their basics are the same as any rent-to-own: about 5% down, a household income around $80,000 or more, a two or three year term, and credit that does not have to be perfect. You keep your own realtor, which is us.

The second unit has to be legal and rentable. A home with an unregistered basement apartment is a problem for the lender at the end of the term, and a problem for you as a landlord in the meantime.

You have to want to be a landlord. You will be living next to your tenant for two or three years before you own the place. Most people who come to us for house hacking already know that and are fine with it. If the thought makes you uneasy, a regular rent-to-own on a single home is the better door.

The agreement has to say what happens to the other unit's rent. Who collects it, whose name is on that lease, and how it affects your monthly payment. This is where the partner's experience shows. An Ontario real estate lawyer reads it before you sign.

Where this sits among the three paths

There are three ways a renter becomes an owner. House hack now, if a lender says yes today. Rent-to-own first, if the lender says not yet. Save first, with a date, if you are simply early.

The rent-to-own house hack is a version of door two for people who wanted door one. It gets you into a two-unit home sooner, with the other unit's rent doing some of the work from the start.

The way to find out which door is yours is to look at the real numbers, and the first step takes sixty seconds. Our Rent-to-Own Pre-Check is four taps: https://foundspacesrealty.ca/buy/rent-to-own. It shows you your next step on the spot. When that step is the ten-minute Ready Buyer Check, your agent reads the report and you get a straight answer.

Questions people ask

What is a rent-to-own house hack?

A rent-to-own agreement on a home with two or more units. You live in one unit as the tenant-buyer. The other unit is rented out and that rent helps carry the monthly cost. When you buy at the end of the term, you own a two-unit home and are already a landlord.

Do all rent-to-own companies do this?

No. Some structure rent-to-own only on single-family homes. The partners we work with can look at two-to-four unit homes case by case, and your agent confirms the structure before anyone signs.

Why would I do this instead of waiting to buy a two-unit home outright?

Because waiting is the expensive part. Rent-to-own lets you move into the home now, lock the price, and start building credits while the other unit helps with the month. If you qualify for a mortgage today, buying outright is simpler.
