How these numbers are made

Where do the numbers come from?
MLS listing data for each area, read through BrokerBay Market Trends and pulled by the Found Spaces team every week. Areas follow the MLS board's own boundaries, so a figure here can differ from the board's monthly press release, which uses its own timing and groupings.
What counts as a sale?
A residential sale reported in the week, prorated into calendar months by days. Leases are excluded, and commercial and land sales are removed from every count, so a handful of unusual transactions in a small market cannot swing the figures.
Which price is shown?
The average freehold sale price: the sold-weighted average of that month's detached, semi-detached and townhouse sales. Condo apartments are counted in sales and listings but are not separately priced in the source, so they are left out of the average rather than guessed. A month with fewer than five priced freehold sales shows no average; the headline then uses the last three months.
How are days on market counted?
The average number of days from listing to sale for the freehold homes that sold that month, as the MLS records it. Listings that were cancelled and relisted restart the clock, so the true time to sell is often longer.
What do the property type and price band tables show?
Trailing 52 complete weeks. Property types are detached, semi-detached and townhouse, with everything else (condo apartments, condo towns, farms, multiplexes) grouped as condos & other homes. Price bands are residential sales and new listings by asking-price band; sell-through is sales divided by new listings in that band.
What happens when a number looks wrong?
Each month is checked against the year around it. A value far outside that range (usually a few unusual sales in a small market) is withheld and shown as n/a rather than published, and it never feeds a year-over-year comparison.
What are active listings, months of inventory and sell-through?
Active listings are the properties for sale at month end. Months of inventory is active listings divided by that month's sales: how long the inventory would last at that pace. Sell-through is sales divided by new listings over the trailing twelve months: the share of listings that end in a sale.
How current is it?
Reports cover complete months only; the current month appears once it closes. Each page shows the date its data was captured.
