A house goes live on a Tuesday. By the next Tuesday, there have been three showings and zero offers. The seller waits another week, hoping for a break. Nothing changes. That pause is the single most expensive mistake we're watching happen across Burlington, Hamilton, and Niagara right now.

This fall, inventory is flooding in across Southern Ontario. Our team is listing plenty ourselves. Other teams are too. That's good news if you're buying. It's a real problem if you're selling and you're not priced right from day one.

Why the first week decides everything

Buyers today have options. Lots of them. When a home sits with no activity for a week, buyers and agents both notice, and they read it as a signal: this one's priced too high. The listing doesn't get a second look, it gets skipped for the next one down the street that just came on.
