How it works

Buying a new build, step by step

  1. 01

Pick the area and the type

Condo, townhome or detached. Close to the lake or up near the 407. We send you what is for sale right now that fits.

  2. 02

Register with us before you visit

Builders ask who your agent is on the first visit. If you walk in alone, their sales staff work for the builder, not for you.

  3. 03

Read the contract before you sign

Builder contracts are long. We check the deposit steps, the closing costs, the dates and what you can change later.

  4. 04

    Pay the deposit in steps

Most builders ask for 10 to 20 percent over the first year or two, in a few payments. A finished home is closer to a normal sale.

  5. 05

    Close and get the keys

On a finished home you close like any other purchase. On one still being built you may pay the builder monthly until the building is registered. We walk you through both.

Signing for a new home on or before March 31, 2027? Ontario's enhanced HST rebate on new homes may apply.*

Finished, or still being built

Both are new. They are not the same purchase.

Finished and ready

You walk the real home, close on a real date and move in. Many of Burlington's new condos and townhomes are at this stage.

Still being built

You buy from plans. You get more choice of floor plan and finishes, but the move-in date can move and the final costs are estimates until closing.

Frequently asked

New construction in Burlington, answered

Usually 10 to 20 percent of the price, paid in steps over the first year or two. A resale home is often 5 percent. Every builder sets its own schedule, so we read it with you before you sign.

Land transfer tax, your lawyer, and the builder's adjustments: development charges, utility hookups, the Tarion warranty fee and sometimes park levies. The adjustments can run into the tens of thousands, so we ask the builder to cap them in the contract.

Sometimes. That is called an assignment: you sell your contract to another buyer before the home is finished. The builder has to agree, usually charges a fee, and there can be tax to pay on the gain. Check this before you buy if you think you might not keep the home.

Often, yes. Most builders include the federal and Ontario new housing rebates in the price when you will live in the home. Signing on or before March 31, 2027? Ontario's enhanced HST rebate on new homes may also apply. Your situation decides, so ask your lawyer or accountant. This is not tax advice.

The people in the sales centre work for the builder. Your own agent works for you, reads the contract, compares the project with others nearby and negotiates upgrades or closing-cost caps. In most cases the builder pays our fee, so it costs you nothing. Just tell them we are your agent on your first visit.
