A $599K Hamilton Investment Property on Cannon Street

By Sandy MacKay

The right Hamilton investment property still cash flows in 2026, and the east end is where I keep finding it. A property in the high five hundreds, bought right and tenanted properly, is the kind of file where the math holds up even with today's higher rates.

A $599K Hamilton Investment Property on Cannon Street

by Sandy MacKay

The right Hamilton investment property still cash flows in 2026, and the east end is where I keep finding it. There is a listing at $599,000 on Cannon Street East that makes the point. While most buyers chase the trendy west-end blocks near Locke and pay for the privilege, the numbers quietly work better a few kilometres east.

518 Cannon Street E, Hamilton

518 Cannon Street E, Hamilton

Here is the opinion that gets me into arguments with other agents. East Hamilton is a stronger investor buy than the west end right now, full stop. The west end is lovely and the appreciation story is real, but you pay for it up front and the rent-to-price math is tight. East of Wellington, around Cannon and Barton toward Ottawa Street, you still buy at a price where the rent actually covers the carry. Cash flow lives east.

What the Numbers Look Like Today

The Cornerstone region sat at a balanced 5.0-month supply in May 2026 with the benchmark at $744,000, and the Bank of Canada held rates at 2.25% on June 10. For an investor that combination is useful. You have a steady payment to underwrite against and enough inventory that you are not overpaying in a frenzy. A property in the high five hundreds, bought right and tenanted properly, is the kind of file where the math holds up even with today's higher rates, which is the whole point of buying when others hesitate.

The trade-off nobody mentions is licensing. Hamilton runs a rental housing licensing program in the lower-city wards, and Cannon Street East falls in that zone. That is not a reason to walk away. It is a reason to do your homework on the unit's compliance, fire separations, and permits before you firm up, the same discipline I bring to every investment file I run in Hamilton. Skip that step and a cheap-looking deal turns expensive fast.

The Property Itself

On specifics: the listing is offered at $599,000 on Cannon Street East in Hamilton. There are 3 legal units, parking, flexible options for move in buyers and lots of cosmetic upgrades. Those details decide whether this is a value-add project or a turnkey hold, and I want them confirmed before an investor builds a pro forma on it. What I can tell you is the location supports steady tenant demand, with the Ottawa Street shops and the General Hospital both within easy reach.

Who This Fits

This suits a second or third-time investor who wants cash flow over a flashy postal code, or a house hacker willing to live in one unit and rent the rest while the mortgage gets paid down. It is less suited to a buyer who wants a hands-off, brand-new build. East-end character properties come with character maintenance. Honestly, that is where patient owners make their money, because the buyers who want everything perfect bid each other up elsewhere.

Is east Hamilton a good place to buy a rental property?

For cash flow, yes. Prices east of Wellington sit below the trendier west end, so rents cover more of the carry. Tenant demand is steady near Ottawa Street and the hospital. The catch is the rental licensing program in the lower-city wards, so verify compliance, permits, and fire safety before you firm up your offer.

What is a good cap rate on a Hamilton multiplex in 2026?

It varies by condition and financing, but east-end multiplexes generally pencil better than west-end ones at today's prices. Rather than chase a target number, I underwrite each property on real rents, real expenses, and a conservative vacancy assumption. A deal that only works on best-case rents is just a hope dressed up with a spreadsheet.

I own and manage a large portfolio across Southern Ontario, so I read these the way a landlord does, not just an agent. You can see my background, and if you also own a rental you are thinking of selling, here is how I help Hamilton owners sell. Want the full numbers on this Cannon Street property? Great experience! Jason was a tremendous help from the beginning when we were looking for a house, all through the purchase and closing of our new home.

Mike was amazing! We felt comfortable from the moment we met him. He was able to sell our condo in 1 week!! In this market, that is nothing short of a miracle. He spent countless hours taking us on showings until we found the perfect place for our family. We finally have space to grow and a backyard...thank you!!!

Working with Branden was an amazing experience, especially as this was my first home. He has great knowledge about first time home buyer programs, and connected me with excellent professionals to create a seamless experience from viewing to close. I would absolutely work with Branden again in the future.

I don’t think there is anything harder than trying to keep 4 adults happy with one house. Regina did it with ease. She was always friendly, patient and kind. She had faith we would find a house to make us all happy, even when I didn’t. If you need a realtor that goes the extra mile, is always there when you call, I highly recommend Regina. Thanks so much Regina for making a stressful time easier.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!

Branden Nauss helped me hunt for the perfect home for me and went above and beyond in many ways, probably the most important was he kept me on track with my goals and original vision. Plus, we had some great conversations! A great guy who did an amazing job and was a lot of fun to hang out with. His integrity and patience was what held the whole long process together.

We had an amazing experience with Branden Nauss. He helped our family of five find the perfect home when we moved from Toronto to the Niagara area. Later, when we were looking for another home in a different area of Niagara, he was there to help us again. Branden is accommodating, kind, knowledgeable, and professional. Whenever someone asks me for a realtor, I always recommend him without hesitation. He truly goes above and beyond for his clients and is amazing at what he does!
