- Home sales are residential sales reported in the week, prorated into calendar months by days. Leases, commercial and land are excluded.
- Average freehold sale price is the sold-weighted average of that month's detached, semi-detached and townhouse sales. Condos are counted in sales and listings but not separately priced in the source, so they are left out of the average rather than guessed. Fewer than five priced sales means no average for that month.
- Days on market is the average for that month's freehold sales, from listing to sale, as the MLS records it.
- Months of inventory is homes for sale at month end divided by that month's sales. Sell-through is sales divided by new listings over the trailing twelve months.
- A month whose source value sits far outside the year around it is withheld (n/a) rather than published.
