It's 11 p.m. and you're on Realtor.ca, typing "burlington ontario real estate for sale" for the third night in a row. You've seen the same bungalow in Aldershot pop up twice. You're not sure if the price dropped or if it's just a new photo. This is normal. Burlington's market moves fast enough that browsing without a plan wastes real time.

Here's how to search it properly, and what actually matters once you find something you like.

What "for sale" listings don't tell you

Most public sites, including Realtor.ca, pull data from the MLS system run by local boards like RAHB (the Realtors Association of Hamilton-Burlington). That data can lag by a day or more. A house you're eyeing might already have an accepted offer by the time it shows as active.
