What a unit costs, by building size

The same money buys more doors in a larger building. This is asking price divided by the number of units in the listing, so it is a cost comparison, not a yield.

How to read this

  • Source: MLS listing data for Hamilton, read every week by the Found Spaces team. It covers listings recorded as duplex (up and down, or side by side), triplex and fourplex.
  • These are asking prices, not sale prices, and this page reports no sales counts. The feed behind it is IDX-style: when a property sells it usually leaves as terminated rather than sold, so counting sales here would understate the market badly. Sales, sale prices and inventory for Hamilton are on the Hamilton market report, which uses a different source.
  • Price per unit is the asking price divided by the units the listing declares. It compares cost, not income: two buildings at the same price per unit can rent for very different amounts.
  • Days on market resets when a listing is cancelled and relisted, so the page shows both the median for a single listing and the median across every listing of the same property.
  • Medians, not averages, because one unusual building moves an average in a sample this size.

What it means for you

Buying or selling a multiplex in Hamilton?

A median tells you the shape of the market, not what a specific building is worth. Rents in place, unit mix, whether the units are legal, and what it costs to fix the gap decide that. We run those numbers on a property before anyone gets attached to it.

Want to run the numbers yourself? Our underwriting standard publishes the expense assumptions, the formulas and a prompt you can paste into an AI assistant. More on how we work with investors: Hamilton investment properties.

MLS listing data for Hamilton, read every week by the Found Spaces team, covering 650 duplex, triplex and fourplex listings since September 2024. The page reports listing supply, asking prices, price per unit and days on market.
