Yes, you can buy a first home in Hamilton without a Canadian credit history. Newcomer mortgage programs let a bigger down payment stand in for the credit score you haven't built yet. The average freehold home in Hamilton sold for $659,721 in September 2026, according to our Hamilton market report for September 2026. On that price, the legal minimum down payment works out to about $40,972 by my math. A newcomer with thin credit should plan for more than that.
In Stoney Creek, where I live, the September 2026 average freehold price was $768,648, from our Stoney Creek market report for September 2026. The minimum down payment there is about $51,865. Twenty percent down would be about $153,730.
I'm Gary Tiwana. I've been a Realtor since 2018. My family comes from Patiala, and I sit down with Punjabi families every week. Many are moving out from Brampton or Mississauga. Many are an uncle or a brother helping someone who just landed. Here's how this actually works.
The trade lenders make: more cash, less history
A credit score tells a bank one thing. It shows whether you pay people back. A newcomer has no Canadian score, so the bank has no story to read.
Newcomer programs fill that gap two ways. The first is cash in the deal. More of your own money in the house means less risk for the lender. The second is proof from other places. That can be rent receipts, phone bills, a letter from your bank back home, and a job offer or pay stubs here.
The exact down payment each lender asks for depends on your status, how long you've been in Canada and how much other proof you bring. It also changes. I won't print a percentage that might be wrong next month. What I watch is this: the less paper you have, the more cash they want. A good mortgage specialist will tell you your tier in one call.
My opinion: treat your first months in Canada as your paperwork months. Pay rent by e-transfer, put a bill in your name and open a credit card right away. Every piece of paper you save can shrink the cash a lender asks for later.
Move the family money early, and on paper
This is where I see the most stress. The money is real. It's sitting in an account in Punjab, or with a relative in Brampton. But the lender can't see where it came from.
Lenders commonly want the down payment sitting in a Canadian account for a while before closing, often around 90 days, with a clear trail. A gift from close family is usually fine with a signed gift letter. Cash that shows up the week before closing is a problem.
Picture two brothers. One owns a house in Brampton. The other landed last year and rents in Hamilton. The older brother wants to give $60,000 toward a first home, so he transfers it in small amounts over a few weeks. Then the lender asks for a statement for every deposit, and the closing date gets tight. If he'd sent one transfer early with a gift letter, it would have been a five-minute check. Same money, same family. The only difference is the paper.

Pick a house that helps you qualify
This is the part people from Peel miss. In Hamilton you can often buy a home with a legal second unit. That rent can help you qualify.
Our tracking of Hamilton lease listings shows a median asking rent of $1,800 a month for a self-contained unit, over the twelve months to October 14, 2026. That's asking rent, not signed leases. For a two-unit home, CMHC lets lenders count up to 100% of the gross rent toward qualifying, and the minimum down payment is the same as a regular house. With three or four units, you need at least 10% down and up to 50% of the rent counts.
So a newcomer with a big down payment and a basement unit can look stronger than a family with a good score and no rental income. Parents can live downstairs later. My colleagues explain the full idea in why Hamilton first-time buyers are house hacking. You can browse that kind of home on our Hamilton investment properties page.
Why this month is a reasonable time to look
Hamilton had 332 sales in September 2026, down 29% from a year earlier. Homes sat 44 days on average, with 2,522 for sale. For a newcomer, that matters. You have more time to get a lender's approval in writing before you're up against other offers. I'd still never write an offer without that approval in hand.
Questions people ask
Can a relative with Canadian credit co-sign my mortgage?
Yes, many lenders allow a co-signer or a second person on title. That person is responsible for the whole mortgage if you can't pay. It also counts against their own borrowing, so an uncle with his own Brampton mortgage should check with his lender first.
Do I get the Ontario first-time buyer land transfer tax refund as a newcomer?
Ontario's refund requires you to be a Canadian citizen or permanent resident, or to become one within 18 months of buying. Toronto has its own separate tax, and Hamilton doesn't. Ask your lawyer to confirm the refund before closing.
Can I buy in Hamilton on a work permit?
Possibly. Canada has a federal ban on most non-Canadians buying homes, with exceptions for some work permit holders who meet set conditions. Lenders that serve work permit holders usually ask for a larger down payment. Get a real estate lawyer's answer before you start shopping.
