Why Realtor Relationships Still Decide Who Wins a Multiple Offer in Burlington

A Table, Two Agents, and a Set of Sellers Who Actually Showed Up

Last week we sat at a kitchen table in Burlington with the sellers, their realtor, and our clients' offer in hand. No emailed PDF back and forth. No radio silence while a listing agent "consulted with their sellers." Just people, in a room, working through the numbers together.

Ten or fifteen years ago that was normal. Now it barely happens. Most offers today get submitted through a portal, reviewed in isolation, and accepted or countered by text. Something got lost along the way, and this deal reminded us what it was.

Why Showing Up Still Wins the House

There was competition on this property. More than one offer on the table. And when that happens, the buyer whose team is willing to sit down, answer questions in real time, and adjust terms on the spot has a real edge over the buyer who submits and disappears.

It's not about theatre. It's about friction. Every email exchange, every "let me check with my client," every day that passes adds a chance for the deal to wobble. A face to face presentation collapses that timeline into one conversation. Sellers get their questions answered immediately. Conditions get clarified on the spot. Nobody's left guessing what the other side actually wants.

We wrote about the mechanics of that specific negotiation in our recap of the last face-to-face offer in Burlington if you want the play by play. This post is about the bigger pattern behind it.

The Part Buyers Never See: Agent Relationships Doing Quiet Work

Here's what most buyers don't think about when they're picking a realtor. The offer stage isn't just paperwork. It's a negotiation between two people who, ideally, already trust each other a bit.

An agent who's known in the community, who's shown up honestly on past deals, who other realtors want to work with, gets more benefit of the doubt from the other side of the table. That doesn't mean rules bend. It means the listing agent is more willing to pick up the phone, more willing to recommend an in-person presentation, more willing to give a straight answer about what it will take to win.

That's part of why Sandy and the team put real time into building relationships across the local realtor community. On September 15th, Sandy Mackay is hosting a top producers mastermind in Burlington, bringing together some of the area's strongest agents to compare notes and sharpen how deals get done. It's not a marketing event. It's the unglamorous work of staying connected to the people you'll be negotiating against, or with, next month. That network is exactly what shows up at the kitchen table when it counts.

What This Means If You're Writing an Offer This Fall

Activity has stayed stronger than a typical August across Burlington, Hamilton and Niagara, and most signs point to a busy start to fall. Premium neighbourhoods in Burlington especially are drawing steady interest, which means more buyers competing for the same well-located homes.

If you're buying into that kind of market, a few things matter more than people expect:

Get your financing fully sorted before you write, not conditionally sorted. A clean, unconditional offer is worth more to a seller than a slightly higher price with financing attached.

Ask your agent if an in-person presentation is possible. Not every listing agent or seller will agree to it, but when they do, it's usually worth pushing for. It costs you nothing and it removes a layer of guesswork for the seller.

Pick a realtor who's active in the local market, not just licensed in it. The difference between an agent who negotiates three deals a year and one who negotiates thirty shows up exactly at moments like this, when a listing agent has to decide who to trust in the room.

If you're weighing whether now is even the right window to buy in a premium pocket of the city, browsing what's currently listed in Burlington's luxury segment will give you a sense of what's moving and what's sitting.

What This Means If You're Selling

Sellers sometimes assume that more offers automatically means a better outcome. It usually does, but only if the process behind those offers is handled well. A seller's agent who understands the value of getting buyers' agents into a room, who knows how to run a fair and efficient multiple offer process, will often extract more than one who just collects bids blind and picks the top number.

It's also a reminder that the agent representing you is negotiating on your behalf with other agents they'll work with again next month. That relationship, handled right, works in your favour. Handled poorly, or absent entirely, it can cost you a smoother close or a stronger final price.

The takeaway: in a competitive market, the deal doesn't just depend on price. It depends on the relationships and preparation your agent brings to the table, and whether they're willing to actually sit at one.

Mike was amazing! We felt comfortable from the moment we met him. He was able to sell our condo in 1 week!! In this market, that is nothing short of a miracle. He spent countless hours taking us on showings until we found the perfect place for our family. We finally have space to grow and a backyard...thank you!!!

Working with Branden was an amazing experience, especially as this was my first home. He has great knowledge about first time home buyer programs, and connected me with excellent professionals to create a seamless experience from viewing to close. I would absolutely work with Branden again in the future.

I don’t think there is anything harder than trying to keep 4 adults happy with one house. Regina did it with ease. She was always friendly, patient and kind. She had faith we would find a house to make us all happy, even when I didn’t. If you need a realtor that goes the extra mile, is always there when you call, I highly recommend Regina. Thanks so much Regina for making a stressful time easier.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!

Branden Nauss helped me hunt for the perfect home for me and went above and beyond in many ways, probably the most important was he kept me on track with my goals and original vision. Plus, we had some great conversations! A great guy who did an amazing job and was a lot of fun to hang out with. His integrity and patience was what held the whole long process together.

We had an amazing experience with Branden Nauss. He helped our family of five find the perfect home when we moved from Toronto to the Niagara area. Later, when we were looking for another home in a different area of Niagara, he was there to help us again. Branden is accommodating, kind, knowledgeable, and professional. Whenever someone asks me for a realtor, I always recommend him without hesitation. He truly goes above and beyond for his clients and is amazing at what he does!
