Burlington homes sold faster in October 2026, and there were fewer of them to choose from. That is the one thing to take from the month. 221 homes sold, about the same as last October. The average home took 30 days to sell, 11 days quicker than a year ago. At month end 941 homes were for sale, 16% fewer than last year.

Freehold means you own the house and the land. Months of inventory is homes for sale divided by homes sold that month. Four to six months is a balanced market. Below four favours sellers. Above six favours buyers.
The average jumped 16%. Prices did not.
The average freehold price in Burlington was $1,319,957 in October. That is 16% above last October and 24% above September. Do not read that as a 16% price rise.
The average is pulled up by a few big sales. The median is the middle sale, and it moved 4% in a year, from $1,032,500 to $1,077,938. That is the real picture. Freehold prices are up a little. Condos slipped a little, with the median at $610,000, down 5%.
When the average and the median disagree, trust the median.
What it means if you are buying
You have less to choose from and less time to think. New listings were down 11% and homes sold 11 days faster than last year. Get your financing approved before you look, so you can move when the right home shows up. Condos are the softer corner of the market right now. If a condo fits your life, October's numbers were on your side.
What it means if you are selling
October was good to sellers. Fewer homes for sale means less competition, and homes sold in about a month. Just price to the median, not the average. A home priced as if the whole market rose 16% will sit while the ones priced right sell in 30 days.
Where these numbers come from
Sales, listings, days on market and the average price are from our Burlington market report, built from MLS data through BrokerBay Market Trends. The medians come from the MLS sold records for Burlington, read across both boards our team uses (PropTx and ITSO). Sales only, no leases, complete months only. We publish this post every month.
