Why the National Housing Headline Never Prices Your House

You see the headline on your phone. Home prices are down across Canada. Or up. Or flat. The number sounds big and official. It comes from CREA or StatCan. It feels like it should tell you something about your own house.

It does not.

The Headline Number Is an Average of Everywhere

A national or provincial number blends thousands of sales. Condos in Toronto. Farmhouses in rural Ontario. Detached homes in Burlington. Semis in Hamilton. Cottages near Niagara. All of it gets mixed into one figure.

That figure tells you about the country. It does not tell you about your street.

Your City Number Still Isn't Your Street Number

Even a Burlington-only or Hamilton-only number, the kind RAHB tracks and reports each month, is still an average across the whole city. A four-bedroom in one neighbourhood can be holding its value while a similar home ten minutes away has softened. Same city, same month, two different stories.

This is not a flaw in the data. It is just what an average does. It smooths out the differences that actually matter to you.

What Actually Sets Your Price

A handful of things decide what your home is worth right now.

What sold on your street or the six streets around you in the last few months. Not last year. Now.

How your home compares to those sales. Lot size, updates, layout, condition.

How many buyers are actively looking in your price range in your specific area.

How long homes near you are sitting before they sell.

None of that shows up in a national headline. All of it shows up in the local data on your neighbourhood.

Why This Matters Before You List

Sellers sometimes price a home based on a headline they saw, either too high because they ignored a slowdown, or too low because they assumed the worst without checking. Both mistakes cost money. Pricing too high means sitting on the market and chasing the price down later, which buyers notice. Pricing too low means leaving money on the table on day one. This is the same trap we broke down in our look at selling above $1.5 million right now, where headline assumptions cost sellers real money.

The fix is simple. Look at what is actually happening on your street, not what is happening across the province.

How We Read a Neighbourhood

When we sit down with a seller in Burlington, Hamilton, or the Niagara area, we do not start with a national chart. We pull recent sales close to the actual property. We look at what is currently listed nearby, including our own current listings, and how it compares. We look at how quickly similar homes have been moving. That is the number that matters. The country has a number. Your city has a number. But the price of your home is set by what is happening on your own street, right now, and that number is worth knowing before you decide anything.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!
