Why So Many Sellers Are Waiting for September This Year

A homeowner in central Burlington told us last week that she's ready to sell. Her house is staged in her head. Her bags are basically packed. But she's not listing until September.

She's not alone. We're hearing the same plan from sellers across Burlington, Hamilton and Niagara, especially in the mid-to-upper price ranges. A lot of people who could list today are choosing to wait a few more weeks. That single decision, repeated across hundreds of homes, is about to change what the fall market looks like.

What sellers are actually telling us

The conversations aren't dramatic. Nobody is saying the market is about to take off. What we're hearing is more practical.

Some sellers want their kids settled into school before showings start. Some want a fresh coat of paint finished. Some are simply watching the calendar, because September has always felt like the real start of the selling season here, more than the tail end of a slow August.

What's different this year is the volume of people saying it at once. Normally a few sellers hold off. Right now it feels like a noticeably larger group is doing it on purpose.

Why that matters for the fall market

If a large group of sellers all list in the same few weeks, inventory jumps fast. More homes on the market usually means more choice for buyers, and it can mean more competition among sellers for attention.

That's not automatically bad news. It just changes the shape of the market. A home that would have stood out in a quiet August could get lost in a busier September if it's priced wrong or not ready to show well.

We touched on this shift in why the best neighbourhoods are moving first this fall. The pattern we're describing here is related. Stronger areas tend to absorb new listings faster. Weaker or oversupplied pockets can feel the pinch of a busy September more than others.

What CREA's forecasts add to the picture

CREA has pointed to more activity building across Canadian housing markets heading into the fall. That's a national view, and it doesn't map perfectly onto Burlington, Hamilton or Niagara. Every local market moves on its own timeline.

But it does line up with what we're seeing on the ground. Buyers who sat out the spring and summer are starting to act, particularly at more affordable price points. Sellers who held back are getting ready to list. Put those two things together and September could genuinely be busier than August, not just calendar-busier the way it always is.

The honest way to frame it: this isn't a boom call. It's a signal that more people on both sides of the transaction are getting ready to move at the same time.

The mistake sellers make when everyone lists at once

Here's the part that catches people off guard. When a wave of similar homes hits the market together, buyers get to compare. A house that would have felt like the only option in a quiet week now sits next to three others just like it.

That means the homes that get top dollar in September are the ones that were priced and prepared before the rush, not during it. Sellers who wait until the exact moment everyone else lists often end up negotiating harder for the same result someone else got a few weeks earlier with less competition.

If you're planning to list this fall, the smart move is to get your numbers and your prep done now, while the market is still catching its breath. That includes knowing what your home is actually worth today, not what it was worth a year ago or what a neighbour's listing suggests. You can book your instant home evaluation to get a real starting point before the September wave hits.

What this means if you're a buyer

Buyers should expect more choice in the coming weeks, but not necessarily softer prices everywhere. The strength we're seeing in premium pockets of Burlington, better areas of Hamilton and parts of Niagara isn't going away just because inventory rises. Good locations still attract multiple interested buyers, even in a busier market.

What does change is your leverage on the average listing. More supply usually means more room to negotiate on homes that aren't in the tightest, most in-demand spots. If you've been waiting for a wider selection to shop from, September is shaping up to give you one.

If you're weighing whether to buy now or wait for that wider selection, it's worth a real conversation rather than guessing from headlines. You can reach out and book a call to talk through what's happening in the specific area you're watching.

Why this isn't the same story everywhere

Burlington, Hamilton and Niagara aren't one market. A seller in a strong Burlington neighbourhood waiting until September faces a very different situation than someone selling a harder-to-move property in a weaker Hamilton pocket. The first can afford to wait for the crowd, because demand there tends to hold regardless of timing. The second has more to gain by getting in early, before a flood of comparable listings gives buyers even more reason to be picky.

We've written before about how differently individual Hamilton neighbourhoods are behaving right now in same city, two different investments. The same logic applies to timing your sale. Know your specific street and price point before you decide to wait for the wave.

The takeaway: a lot of sellers are timing September on purpose, which means the fall market may open with more competition than usual, and the homes that are priced and ready before the rush will have the easiest path to a strong result.

Thinking About Listing This Fall

If you're one of the sellers weighing September, don't wait for the calendar to tell you what your home is worth. Book your instant home evaluation now, so you know exactly where you stand before the rest of the market catches up to you.

I don’t think there is anything harder than trying to keep 4 adults happy with one house. Regina did it with ease. She was always friendly, patient and kind. She had faith we would find a house to make us all happy, even when I didn’t. If you need a realtor that goes the extra mile, is always there when you call, I highly recommend Regina. Thanks so much Regina for making a stressful time easier.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!

We had an amazing experience with Branden Nauss. He helped our family of five find the perfect home when we moved from Toronto to the Niagara area. Later, when we were looking for another home in a different area of Niagara, he was there to help us again. Branden is accommodating, kind, knowledgeable, and professional. Whenever someone asks me for a realtor, I always recommend him without hesitation. He truly goes above and beyond for his clients and is amazing at what he does!
