What 'Above and Beyond' Actually Means at Found Spaces

Two words show up over and over in our Google reviews. "Above and beyond." Katie used it for Branden Nauss. Gerald used it too, after telling him he went further than an agent is required to. It sounds like a nice phrase to put on a business card. It's actually a set of specific things we do, over and over, on files that are hard in different ways. Here's what those words mean in practice, with the reviews that back each one up.

We answer questions until there are no more questions left

Alysia's review says Branden "answered every question we had and never once made us feel rushed." That's not a personality trait, it's a policy. A lot of agents budget a certain amount of time per client and move on when the deal feels settled enough. We don't operate that way. If a buyer needs to ask the same question three different ways before it lands, that's fine. Gerald put it more bluntly: Branden "talked us off the proverbial ledge a few times." Buying or selling a home involves real money and real fear. Rushing someone past their fear doesn't make the deal better, it just makes them quieter about their doubts until closing day, when doubts are expensive.

If you're at the stage where you have more questions than confidence, that's normal, and it's exactly where a plain conversation helps more than another form to fill out. You can book a call and just talk it through before you commit to anything.

We run a sale from wherever the seller actually is

Shawn had to relocate for a new job and needed to sell a home he could no longer easily get to. His review says the back-and-forth travel made the situation "feel almost impossible" before Branden and the team stepped in. Selling long-distance is a logistics problem more than an emotional one: who lets in the inspector, who checks on the house between showings, who signs what and when. We built our process assuming sellers might not be in the room, because increasingly they aren't. Job relocations, out-of-town estates, snowbirds selling from Florida in February. The plan has to work over the phone as well as it works in person.

If you're trying to picture what your own home is worth before you even decide to list, you don't need to be standing in it. Our instant home evaluation tool gives you a real starting number from wherever you are.

We treat grief as part of the file, not an interruption to it

Debra's review is about selling an estate house. She said the communication was "outstanding" and specifically called Branden "compassionate due to the circumstances." Estate sales carry a weight that a normal listing doesn't. There are often multiple family members with different opinions, decades of belongings to sort through, and a house that needs to sell but also needs to be handled with some respect for what it meant to someone. Rushing that process to hit a target closing date is a mistake we won't make. The paperwork side of an estate sale is the same as any other sale. The pace and the tone around it are not, and shouldn't be.

We hit deadlines that don't move, even when everything else does

Natasha needed to find a new home right before the holidays, with limited inventory and tight timelines. Her review says Branden "worked tirelessly" through it. A December house hunt has a real constraint most buyers don't think about early enough: fewer new listings hit the market between mid-November and early January, because most sellers wait for the new year. That means the homes that do come up need a faster, more decisive response. We track new listings closely during slow inventory stretches specifically because a family with a hard deadline, a lease ending, a school year starting, doesn't have room for us to be slow too.

This is also where knowing a market cold matters more than usual. Chasing listings blind during a tight window wastes the days you don't have. If you want to understand how Burlington's inventory actually moves through the year before you're up against a deadline, our local search guide breaks down how to search smart instead of scrolling endlessly.

We run the whole team the way Sandy runs the lead file

Andrew's review is short and direct: Sandy is "super organized, great communicator, and genuinely cares about the people he helps." Mitch's goes further, calling it "grit" and "integrity" across the whole team, not just one agent. That consistency across reviews from different clients, different agents on the team, different types of sales, tells you something specific: the standard isn't tied to one person's personality on a good day. It's how the team is built. Sandy set the tone for how files get handled at Found Spaces, and that shows up whether you're working directly with him or with someone like Branden on the ground.

You can read more about how Sandy built the team and what he expects on every file on his agent profile.

Why this matters more than the star rating itself

A five-star average tells you people were happy. It doesn't tell you why, or whether your situation looks anything like theirs. What these reviews actually show is a pattern across very different circumstances: an estate sale, a holiday deadline, a long-distance relocation, a nervous first-time buyer. Different problems, same response every time. Real answers to real questions, no rushing, and a plan that bends around the client's timeline instead of the other way around.

The reviews aren't the proof by themselves. The specific, repeatable things behind each one are.

Mike was amazing! We felt comfortable from the moment we met him. He was able to sell our condo in 1 week!! In this market, that is nothing short of a miracle. He spent countless hours taking us on showings until we found the perfect place for our family. We finally have space to grow and a backyard...thank you!!!

Working with Branden was an amazing experience, especially as this was my first home. He has great knowledge about first time home buyer programs, and connected me with excellent professionals to create a seamless experience from viewing to close. I would absolutely work with Branden again in the future.

I don’t think there is anything harder than trying to keep 4 adults happy with one house. Regina did it with ease. She was always friendly, patient and kind. She had faith we would find a house to make us all happy, even when I didn’t. If you need a realtor that goes the extra mile, is always there when you call, I highly recommend Regina. Thanks so much Regina for making a stressful time easier.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!

Branden Nauss helped me hunt for the perfect home for me and went above and beyond in many ways, probably the most important was he kept me on track with my goals and original vision. Plus, we had some great conversations! A great guy who did an amazing job and was a lot of fun to hang out with. His integrity and patience was what held the whole long process together.

We had an amazing experience with Branden Nauss. He helped our family of five find the perfect home when we moved from Toronto to the Niagara area. Later, when we were looking for another home in a different area of Niagara, he was there to help us again. Branden is accommodating, kind, knowledgeable, and professional. Whenever someone asks me for a realtor, I always recommend him without hesitation. He truly goes above and beyond for his clients and is amazing at what he does!
