The Service Standards We Hold Ourselves To, and Who Backs Them Up

Manvir is an investor working in Hamilton. He didn't come to Found Spaces from an ad. A friend sent him to Gary Tiwana. That's how most of our business still works.

We could tell you we care about service. Every team says that. What matters is whether the promise holds up once the deal gets messy, the numbers get complicated, or a client comes back a second time. So instead of a mission statement, here's a plain list of what we actually promise, and a real Google review next to each one that either proves it or doesn't.

We know the numbers before you sign anything

Manvir's review says Gary and the team were "very knowledgeable in multiple scenarios" and that it "helped me lock up my property." That word, scenarios, is the whole job for an investor. A Hamilton triplex looks different once you run it through financing options, rent rules, and holding costs three different ways.

Most agents can tell you the asking price. Fewer can walk an investor through what happens if rates move, if a unit sits vacant for a month, or if the numbers only work with a specific mortgage structure. That's the standard we hold agents on our team to before they ever put an offer in front of a client. If you're looking at Hamilton investment properties right now, that kind of scenario planning is the difference between a property that pencils out and one that quietly bleeds cash. We've written about how easy it is to get that math wrong in the $300 a month that isn't real, and it's worth a read before you make an offer on anything with a second unit.

The takeaway: an agent who knows your scenario before you sign is worth more than one who just knows the listing price.

Clients come back, and that tells you something

Lori's review is short, but it says a lot. She's worked with Branden Nauss twice. Not once. Twice. Drew's review backs it up from a different angle, calling Branden the reason a whole young family found their forever home and made the process "extremely easy."

A repeat client is the hardest thing to fake in this business. You can get a five-star review from someone excited on closing day. You can't get a second transaction from someone who wasn't genuinely looked after the first time. When we look at how our agents are doing, repeat and referral business is the number we actually trust more than star ratings.

Communication isn't a nice-to-have, it's the job

Andrew's review calls Sandy "super organized" and a "great communicator." David's says almost the same thing in different words: punctual, clear, and connected to good investment opportunities. Two different clients, same specific language, without either of them seeing the other's review.

That consistency matters more than any single glowing line. In a slower market like parts of Burlington and Hamilton have seen through the summer, deals can drag. Financing conditions take longer. Inspections turn up questions. The agents who keep clients calm through that stretch are the ones who actually pick up the phone and explain what's happening, not the ones who go quiet until there's good news. That's a standard, not a personality trait, and it's one every agent on this team is expected to meet, whether the update is good or not.

The team culture shows up when things get hard, not when they're easy

Mitch's review says he has "never met a real estate team with more grit or integrity." Alex has worked with Sandy's team for four years and calls them "absolutely one of the most incredible, smart, motivated people to work with."

Four years is not a single transaction. That's someone who has watched how this team behaves across multiple markets, multiple deals, maybe a deal that didn't go the way anyone hoped. Grit and integrity are words people reach for when a team stayed honest under pressure rather than telling them what they wanted to hear. If you want to know more about how Sandy built the team around that standard, his background is worth a look, because the culture on a real estate team usually starts at the top and either holds or doesn't.

The takeaway: a team's real character shows up in the fourth year and the difficult deal, not the easy first one.

Client care doesn't stop at the signature

Faith's review isn't about a transaction at all. It's about a client event, and how Regina Marin was "caring and engaging with clients and team members" there. That's a small detail, but it's not a small thing. A lot of real estate teams treat the relationship as over the moment the deal closes. Client events, check-ins, and staying reachable after the keys change hands are optional. We don't treat them as optional.

Part of why that matters practically: real estate isn't usually a one-time event in someone's life. The buyer today is often the seller in five years, or the investor asking about a second Hamilton property in two. Staying in the relationship means staying useful to people over the whole arc of their lives, not just the 60 days it takes to close a deal.

What this actually means if you're deciding who to call

Here's the honest version of what these reviews prove and what they don't. They don't prove every deal goes perfectly. No team can promise that. What they do prove is a pattern: clients who came in with complicated scenarios got real answers, clients who worked with the same agent twice chose to come back, and clients four years into the relationship still use words like grit and integrity.

That pattern is the actual service standard. Not a slogan on a website, but agents who explain the scenario, communicate through the boring parts, and stay in the relationship after the deal closes. If you're weighing a purchase in Hamilton, a move in Burlington, or a property search out toward Niagara, that's the standard worth asking any agent you're considering to meet, whether it's us or someone else.

Let's talk about your situation

If you're weighing a purchase, a sale, or an investment property and want a straight answer instead of a sales pitch, book a plain conversation with our team. And if the question on your mind is really "what's my home worth right now," you can start with a free instant home evaluation before we even talk.

Mike was amazing! We felt comfortable from the moment we met him. He was able to sell our condo in 1 week!! In this market, that is nothing short of a miracle. He spent countless hours taking us on showings until we found the perfect place for our family. We finally have space to grow and a backyard...thank you!!!

Working with Branden was an amazing experience, especially as this was my first home. He has great knowledge about first time home buyer programs, and connected me with excellent professionals to create a seamless experience from viewing to close. I would absolutely work with Branden again in the future.

I don’t think there is anything harder than trying to keep 4 adults happy with one house. Regina did it with ease. She was always friendly, patient and kind. She had faith we would find a house to make us all happy, even when I didn’t. If you need a realtor that goes the extra mile, is always there when you call, I highly recommend Regina. Thanks so much Regina for making a stressful time easier.

I do not usually write reviews..however the service provided and the level of genuine concern and care expressed by Branden Nauss deserves to be acknowledged. Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!

Branden Nauss helped me hunt for the perfect home for me and went above and beyond in many ways, probably the most important was he kept me on track with my goals and original vision. Plus, we had some great conversations! A great guy who did an amazing job and was a lot of fun to hang out with. His integrity and patience was what held the whole long process together.

We had an amazing experience with Branden Nauss. He helped our family of five find the perfect home when we moved from Toronto to the Niagara area. Later, when we were looking for another home in a different area of Niagara, he was there to help us again. Branden is accommodating, kind, knowledgeable, and professional. Whenever someone asks me for a realtor, I always recommend him without hesitation. He truly goes above and beyond for his clients and is amazing at what he does!
