Right now, in late August, we're fielding calls almost daily from homeowners planning to list in the next few weeks. That's not a guess. It's a pattern we've watched build all month across Burlington, Hamilton and Niagara.

Here's the part most sellers don't think about: everyone else planning to list this fall is doing it at the same time. If a wave of new listings hits the market in the next two weeks, your home won't just be for sale. It'll be for sale next to dozens of others fighting for the same buyers.

Why the Fall Rush Happens Every Year

Summer is slow for a reason. Families are on vacation, showings are harder to book, and a lot of sellers quietly decide to wait until fall to avoid the hassle. So September becomes a release valve. All that pent-up intention to sell shows up at once.

The problem is that buyer demand doesn't grow at the same pace. There are more homes, but not proportionally more buyers ready to write offers. That's basic supply and demand, and it's exactly why we've been telling clients this is a market that's trending softer, not flat and not up.

Getting Ahead of the Wave Changes Your Outcome

A home that lists in the last week of August, before the flood hits, often gets a cleaner run at buyer attention. A home that lists in mid-September, alongside 30 other new listings in the same price bracket, has to work harder to stand out.

This doesn't mean panic-listing before you're ready. It means being deliberate. If your home needs two more weeks of prep, decide now whether that's worth going head-to-head with the fall crowd, or whether it's better to be first in line before the rush.

Price for the Market You'll Actually Be In

The biggest mistake we see right now is sellers pricing based on what their neighbour's house sold for in June. That comp is already stale. Buyers today have more options than buyers did in June, and more options means more room to negotiate.

If you price at the top of what comparable homes have sold for, expecting the market to catch up to you, you're likely to sit. And sitting is expensive. Every price drop after the fact signals to buyers that you're chasing the market instead of leading it. We've written before about the hidden discount tough-sell homes need to price honestly, and the same logic applies here, just at a smaller scale. Price where real demand actually lives, not where you wish it lived.

Renovations Don't Impress Buyers the Way They Used To

If you renovated your kitchen two years ago, that's a real asset. But in a market with lots of listings to compare against, buyers have seen a lot of kitchens. They'll notice if trim work was rushed, if paint is a shade off, or if a reno was done to sell rather than to live in. In a hot market, buyers overlook those things because they have no other choice. In this market, they have choices, and they'll use them to negotiate.

That's not a reason to skip prepping your home. It's a reason to be honest about what your upgrades are actually worth to a buyer standing in your kitchen today, not what they cost you three years ago.

Timing Your List Date on Purpose

A few practical options if you're weighing when to list:

Listing before Labour Day means less competition but a smaller pool of active buyers, since some are still finishing up summer.

Listing in mid-September puts you in the thick of the wave, so your pricing and presentation need to be sharp from day one.

Waiting until October can work if your home needs real prep time, but by then buyers who moved fastest in September may have already found something.

There's no single right answer. It depends on your property, your neighbourhood, and how ready your home actually is. That's a conversation worth having before you pick a date, not after.

If You're Buying, This Window Works in Your Favour

More listings hitting the market over the next few weeks means more choice, more room to negotiate, and less pressure to overbid. That opportunity is temporary. Long term, housing supply across Ontario isn't growing anywhere near this pace. Very little new construction is coming online. So if you've been waiting for options, this fall is genuinely a good window, not just a sales pitch.

The bottom line: the sellers who win this fall are the ones who price for the crowd that's coming, not the market that already left.
