Inside a $2.8M South Burlington Luxury Listing

by Sandy MacKay

Burlington luxury homes are still moving at the top while everyone fixates on the middle of the market cooling. There is a listing on Danforth Place at $2,795,000 right now, and the buyers circling it are not the slightest bit worried about a 5.4% dip in the regional benchmark. Different air up there.

868 Danforth Place, Burlington

868 Danforth Place, Burlington

I will admit, this one stuck with me. South Burlington's luxury belt sits on something you cannot manufacture: mature lots, a short run to the lake, and a tree canopy that took 60 years to grow in. The homes south of New Street toward the water trade on that land first and the finishes second. Most buyers get that backwards.

What Luxury Actually Means Here

Here is my contrarian take, and plenty of agents will push back. At this level in Burlington, the lot and the location carry the value, well ahead of the square footage or the imported tile. Buyers overpay for finishes they will change in five years and underpay attention to the thing they can never alter, which is where the home sits. A wide, private lot a few minutes from Spencer Smith Park and the lakeshore is the asset. The house is the improvement on it. Lots like this do not repeat.

The top of the Burlington market has held up because the buyer pool is different. These are move-up buyers and established families, often selling one substantial home to buy another. Many of them are quietly weighing a sale at the same time, which is why I keep the Burlington selling side in the same conversation. You cannot advise a luxury buyer well without understanding what their current home will actually fetch.

The Property Itself

The listing is 868 Danforth Place in Aldershot, offered at $2,795,000. It is a three-storey waterfront home with 5 bedrooms, 3 full and 1 half bath, and 3,715 sq ft above grade on a finished walk-out lower level. The lot is what makes it: nearly half an acre with over 130 feet of direct shoreline on Burlington Bay, riparian rights, and a hidden waterfront trail that runs almost half a kilometre along the shore straight off the property.

Every level of the home faces the water, with layered decks stepping down toward the bay, two fireplaces, built-in appliances, central vac, and a wine cooler in the kitchen. From the street it stays tucked away; from the back it opens up to wide, elevated views across the harbour. You are minutes from Spencer Smith Park, LaSalle Park Marina, the QEW, and the Aldershot GO. At this number, buyers verify everything, but the pocket and the shoreline are the parts you cannot manufacture or renovate into a different home.

How the Top End Is Behaving in June 2026

The Cornerstone region averaged $840,166 for detached homes in May 2026. The luxury tier sits well above that and follows its own logic, with scarcity and location setting price more than days-on-market. Steady rates help here too. The Bank of Canada holding at 2.25% gives high-end buyers a stable payment to plan a large purchase against, and confident buyers are exactly who shows up for a property like this. For broader market context, the REALTORS Association of Hamilton-Burlington statistics are the source I trust.

What are luxury homes selling for in south Burlington?

The luxury tier runs well above the regional detached average of $840,166, with prime lots near the lake reaching into the multi-millions, like this $2,795,000 Danforth Place listing. Price tracks lot size, location relative to the water, and privacy far more than interior finishes, which buyers can and usually do update.

Is now a good time to buy a luxury home in Burlington?

For prepared buyers, yes. The top end has held firmer than the middle, rates are steady, and the best lots rarely come available, so waiting can cost you the property rather than the price. The key is lining up financing and, if you are selling first, knowing your current home's real value before you commit.

I have handled homes across this region for years and you can read more about how I work before we meet. If this Danforth Place home is on your radar, reach out and let me arrange a private showing and the full information package. The luxury work I do lives here: Burlington luxury homes.
