The Last Time an Offer Got Presented Face to Face in Burlington

Picture a living room in Burlington. The sellers are sitting on one side of the table. Both realtors are there. Our clients' offer gets read out loud, question by question, back and forth, right in front of everyone. That happened this week. It shouldn't feel unusual. Ten years ago it was just how offers got presented. Now it's rare enough that our whole team was talking about it.

Why in-person offers almost disappeared

Somewhere along the way, the industry moved everything to email and text. Offers get sent as PDFs. Negotiations happen through phone calls between agents while the buyers and sellers wait in separate rooms, or separate cities. It's faster in some ways. It's also colder. You lose the tone in someone's voice when they explain why a certain clause matters to them. You lose the moment where a seller realizes the buyer standing in front of them actually loves the house, not just the price.

COVID pushed this along, obviously. But the habit stuck even after distancing rules disappeared. Most offers today get accepted or rejected by people who never sit in the same room.

What happened when the human element came back

This particular Burlington property had competition. More than one offer on the table. Our clients showed up in person with their realtor, sat across from the sellers, and walked through the offer together. Questions got answered on the spot instead of through three rounds of texts between agents. The sellers could see who they were selling to.

Our clients won the house.

We think that mattered. Not because the number was necessarily the highest, but because showing up changes how a seller feels about a decision that's genuinely stressful for them. If you're a seller comparing two similar offers, and one buyer is a name on a page while the other sat in your living room and answered your questions, that tips things. It's not the whole reason a deal wins, but in a close call, it's often the difference.

The practical lesson for buyers in a competitive spot

If you're bidding on a property with other offers in play, ask your agent one direct question: will you push for an in-person presentation if there's a chance to get one? Not every seller wants it, and not every listing agent will arrange it. But when it's available and you skip it, you're giving up a real advantage for no good reason.

This only works if your agent knows how to run that room well. It's not about showing up and hoping charm carries the day. It's about having answers ready for the questions sellers actually ask: financing conditions, closing dates, what happens if the inspection turns something up. A realtor who's done this before knows how to read the room and adjust in real time. That's the strategic piece. Showing up unprepared can hurt you just as much as not showing up at all.

We've noticed this kind of preparation matters more in Burlington's premium neighbourhoods, where competition on well-located homes hasn't slowed the way people expect for August and September.

Meanwhile, the multifamily window is still wide open

While that Burlington deal was closing, we helped two other buyers get into small multifamily properties this week. Both are newer to real estate, both bought their first home with a secondary suite already built in, meaning rental income starts the day they close. It's one of the smartest ways to enter the market right now, and we've written before about why the Hamilton triplex window is open for exactly this reason. Owners of these properties are often stuck holding, which means better selection and better pricing for buyers who know what to look for.

One of those buyers is also using the Purchase Plus Improvements program with us, alongside our construction and lending partners. Here's the part people miss: you have to lock in your renovation scope and cost before you go firm on the purchase. You can't decide later that you want to add the budget in. This week we walked that buyer through the full project plan before conditions came off, so the lender knows exactly what's being financed and the buyer isn't paying renovation costs out of pocket. It's a program worth understanding fully before you assume it's out of reach.

What the Niagara wine country activity tells us

A smaller but telling signal this week: continued interest in Niagara winery properties from buyers overseas, mostly Europe and parts of Asia. These aren't casual browsers. They're people exploring what it actually takes to buy or start a winery in Canada's primary wine region. We're currently working three live opportunities, including one active listing and several off-market options for buyers who want to build from the ground up or take over something already producing.

Why does this matter if you're not buying a vineyard? It's a sign of confidence in the region as a whole. When international capital starts looking seriously at Niagara agricultural and hospitality real estate, that's not a fluke, it reflects a broader read on the area's long-term value. If wine country is on your radar at any level, the Niagara properties page is worth a look, even just to see what's moving.

The takeaway: the deals that go the extra step, whether that's a buyer sitting across from a seller, a homeowner turning a suite into rental income, or an international buyer flying in to see a vineyard, tend to be the ones that close well for everyone involved. Real estate still rewards people who show up prepared.

Branden took time and effort beyond what is required by am agent with our recent purchase. Talked us off the proverbial ledge a few times..dealt with difficult issues (caused by extenuating circumstances surround the property) in a very professional manner. I have known him in a professional capacity for a few years now...but due to his nature and outlook I now consider him a friend!
